In the quiet, unspoiled village of Lodtunduh, three kilometers south of Ubud, Villa Pantulan overlooks verdant rice fields and Mount Batukaru. From the moment our gates are opened, you enter a world of enchantment, seclusion and tranquility, far from the noisy, crowded beach hotels and busy roads of Bali.
The open environment of Villa Pantulan is an ever-changing scene depending on the season. The rice fields glimmer in shades of green and brown, and at sunset, when the sun descends behind the tree line, the frogs and crickets begin their nightly symphony and the mountain air brings a cool breeze.
Villa Pantulan comprises four pavilions, Pantulan Spa and a bale. All buildings have traditional alang alang roofs (thatched), wood and terrazzo floors. The five bedrooms, which sleep ten comfortably, have sliding louvered and glass doors that open up completely to allow the cool mountain air to circulate and all rooms have ceiling fans.
The villa is built around several water features including a reflecting pond, lily pond, swimming pool and a small bamboo forest waterfall. It is well suited for small weddings, a health/yoga retreat, or a corporate team seeking privacy and luxury.
We take great pride in the beauty of our home and have furnished it with many exquisite works of art both modern and antique. Great care has been taken to provide our guests with as many amenities as possible. Beautiful Balinese cotton kimonos and slippers are available for your comfort and to take home as a souvenir of Villa Pantulan.
Villa Pantulan is an eco-friendly property. Our water is pumped from an underground well, which guarantees purity. All waste water is biodegradable with an underground filtration system and all outdoor water features are recycled. The pool is salt-water treated and chlorination is kept to a minimum. We use only biodegradeable soaps and compost all our organic wastes. Each week all glass, plastic, metal and paper is recycled through a local recycling program.

The Arsana Estate is located in Nyambu – Tabanan, one of the prettiest villages in Bali and only a mere thirty minutes drive from Bali‘s stylish centre, set amidst the rice fields of the Tabanan Regency and perched amongst a set of lush terraces overlooking a raw tropical jungle backdrop.
The Estate is tiered on three levels: the villas with a stunning view of the entire valley and the mountains in the distance; the living areas set amongst the tree tops, and the pool and pool house overlooking the Sungi River.
Designed as the ultimate marriage of pure luxury and Asian comfort, The Arsana Estate‘s promise is to ensure the highest quality of personal service tailored to a guest’s particular requirements. Whether that be a butler organizing cocktails at sunset, a personal yoga teacher or a celebration of a lifetime, a stay at The Arsana Estate will be etched into memory long after a guest’s well deserved break is over!
The master suite comprises an air-conditioned study room, which is almost completely surrounded by glass, an air-conditioned TV room with a wall-mounted, 32-inch screen satellite TV, DVD player and quality sound system, a bedroom, dressing area and bathroom. There are two open air seating areas:-the “sunken lounge’ overlooking the jungle and ideal for an early morning cup of tea, and an open-air relaxation bale with a huge cushioned daybed. The bale is a great spot for relaxing with a book or a cocktail; it enjoys gorgeous views of the garden and the sunsets.
Each air-conditioned one bedroom pavilion is secluded and private. Two one bedroom villas accommodate comfortable queen size beds, whilst one villa has been specifically designed with friends or children in mind and has two twin beds within a similarly designed setting. The beds can also be moved together to accommodate couples.
Each of the cream terrazzo bathrooms are bordered by a bulrush pond, and each features a sunken soaking tub, a toilet within its own frosted glass cubicle, and a spacious, glass shower cubicle. Glass doors fold open to create an open-air experience.
The “Hub” – Living Areas
This is the social hub of the villa, an impressive symmetrical two tier building which presides over the terraces and swimming pool. The upper level includes a hip cocktail bar, huge lounge area, a dining area and an open breakfast bar. This area can be as intimate or grand as required. For more formal entertaining it’s capable of housing large groups for dinner, or for cocktails and canapés around the pool.
The lower level includes two cosy inlets perfect for massage treatments, an eighteen metre infinity pool overlooking a jungle paradise and a large poolside area, perfect for open air daytime dining. Located in a private room off the ‘Hub’, the games room houses a billiard table, a chess set, two big armchairs and a host of bar stools positioned next to a bar-shelf, where guests can sit and rest their drinks while watching their opponents at work. The air-conditioned AV room is located to one side of the bar. It is equipped with a 60 inch, LCD, flat screen, satellite TV, together with a DVD player and a quality sound system with surround speakers positioned on the ceiling.
This large living space overlooks the swimming pool below, and its folding glass doors open onto a sunny terrace. The room features a teakwood floor and is furnished with a huge, deeply cushioned red sofa, an arching chrome designer lamp and a low level coffee table. The perfect pre and post dinner chill out area to enjoy starlit views of the tropical palm backdrop.
A semi-circular terrazzo bar is located next to the living room, and is equipped with six smart red bar stools, red lamps and well-positioned bose music speakers. This well-stocked bar is a great place for taste testing the array of cocktails on order! It also presents the perfect reception facility for parties and events.
The large dining room is a mirror version of the living room, situated on the opposite side of the open-air terrace. The room is furnished with an impressive glass-topped dining table that seats fourteen people in comfortable cushioned dining chairs. Like the living room, it boasts glass walls on three sides, which folds open onto the terrace. The Estate’s chef will prepare a sumptuous meal to personal taste, ensuring guests will enjoy fine dining in this al fresco setting. The stylish open-plan kitchen is a designers dream in white terrazzo and stainless steel. “Istana Semer” has for many years been considered one of Bali’s most luxurious villas available for rental accommodation. It is the “Classic Villa”. Set in beautifully landscaped, tropical gardens with views over terraced rice paddies, the position of the house enables one to enjoy the ocean breezes, as well as the famous Bali sunsets.

The entrance courtyard is studded with fragrant frangipani trees, western sunset views over terraced rice fields and the peaks of Gunung Agung to the north. Downstairs in the main residence are two bedrooms each with twin four poster beds, antique side tables and daybeds to accommodate a third child. Both downstairs bedrooms have central air-conditioning, en suite marble bathrooms, tubs, and feature both indoor and outdoor showers. There are private porches with daybeds if one wishes to escape for a quiet read. All four bedrooms are accessed through a separate entrance which can be closed to create a private space within the larger villa – a design element the owners included for those with smaller children. The dining room in the main residence continues the elegant simplicity of the villa with a large modern teak table to seat 12. Antique cabinets complement the modern table and chairs. The dining room can be air-conditioned or features large teak doorways that can be left open to capture cool tropical breezes.
The media/game room is an independent structure which features a 47 inch flat panel television, DVD and iPod docking station. A large overstuffed couch and antiques fill the room adding a comfortable, relaxing destination after a day by the pool. There are games and puzzles for the children as well as a selection of DVD’s. The media room is fully air-conditioned, but as with most of the villa has large teak doors which can be slid open for breezes.
The fifth bedroom located to the left as you enter the compound is called the “Chinese room” by the staff. The gracefully carved antique Chinese screen that acts as a headboard is from the owner’s private collection. The room has a large built in daybed to accommodate a child. The fabrics on both the bed and daybed reflect the room’s Asian decor. The en suite marble bathroom is large with double sinks, a tub with a garden view and both indoor and outdoor showers. There is central air-conditioning throughout the fifth bedroom and a private porch with daybed.

Villa Atas Awan – North Ubud is a serene complex of two magnificent wooden houses separated by a stunning 30 meter swimming pool. The houses, perched on a hillside among rice paddies 20 minutes north of Ubud, provide grand vistas of Bali’s central mountain range. The expansive gardens, pool decks and open sitting areas on the first and second floors of the house provide wonderful spaces for outdoor living.
The houses, which are over 100 years old, were transported from Java and reconstructed on former rice paddies on the edge of a small village. The only sounds heard at Villa Atas Awan are those of nature; birds, insects and the occasional crow of a rooster. After a day relaxing in the peace and serenity of Villa Atas Awan a trip to the small, artistic town of Ubud feels like a visit to a bustling city.
Ubud, which is reached by driving through small villages and picturesque rice paddies , is Bali’s artistic capital. All manner of artist, whether working in stone, paint, wood or ceramic is located in Ubud. The town boasts arts galleries, shops, a wide variety of restaurants as well as cultural shows, bookstores and supermarkets. Ubud is approximately 75 minutes from Bali’s international airport.
The houses, which were built by two brothers, reflect their love of outdoor living and Balinese art. In total there are seven bedrooms that can easily accommodate 14 or more people. Climbing the stairs through double Balinese doors the first sight is of another tranquil fountain surrounded by a plethora of tropical plants. A path leads left to Villa Atas and left to Villa Awan.
Both villas are century old wooden houses reconstructed in a quiet rural setting The houses, which have been updated with modern baths and electrical appliances, are anchored by solid pillars of ironwood and finished in teak and other tropical woods.
Villa Atas comfortably sleeps six in queen size beds in three bedrooms. The guest bedrooms all have large bath tubs and showers. This villa has a one of kind infinity bath tub in rear of the house on the second floor with magnificent views of a river gorge as well as rice paddies in the distance. Entering the villa, the staff area is set in adjacent to the covered parking area which accommodates 3 cars. A wide Javanese-style door from the parking area leads to the vast verdant garden where two buildings are set.
The first building is the guest house consisting of two comfortable bedrooms, a double bedroom on the left side and a twin bedroom on the right side each with en suite bathroom. A living area is in the middle of the two bedrooms completed with stylish furniture and featuring a bar and a small kitchen. A generous terrace is enlarging the building and facing the swimming pool. Further, the main house is featuring a two level building situated on the side of the large swimming pool. At the center on the ground floor the living and dinning area are spacious, ornamented with some extraordinary artworks and completed with a fully equipped kitchen set on the left side. Tidy and comfortable, two bedrooms including en suite bathroom are also located on this floor completed with a fine selection of furniture and decoration. Stepping up, the first floor offers one bedroom with en suite bathroom and terrace offering a breathtaking view of the villa and surrounding further to the vast rice field around. This very spacious and luxurious Master Suite Bedroom is located in one single, one storey pavilion with very high ceilings. It has a king-sized bed where you fall asleep like a rose and dream away. There is a very spacious dressing area, a wide terrazzo rain shower, an open-air bath surrounded with lotus ponds and a separate toilet. You can also find a beautiful wooden desk with a computer, fantastic contemporary art at the walls and a great lounging seat overlooking the green infinity views.
Two similar Luxurious Bedrooms
There is a very spacious pavilion located more towards the river which houses two different luxurious Bedrooms. Both are very similar bedrooms and have king-sized beds with en-suite bathrooms. There are high ceilings and whitewashed wooden floorings. The bathrooms have dressings, spacious rain showers, open-air baths set in beautiful private gardens with little lotus ponds and each a separate toilet.

The dining room is located in a sheltered and very spacious open-air pavilion offering the most stunning green infinity views over Bali’s beauty. It has a funky bar and is directly connected to the very large and professional kitchen which can cater for all tastes. The antique dining table can easily have 12 people eating in comfort. There is more furniture available to cater for larger groups and the staff will not hesitate to organize the facilities in the same but bigger way. The dining room is separated by beautiful Balinese lotus ponds from the living room in the central pavilion.
The main pavilion overlooking the rice terraces is a very spacious and covered pavilion open on all sides. It has an enormous lounging sofa and fantastic contemporary art. Constructed in traditional Balinese style this living room makes you relax and lounge. Drink a cocktail here and enjoy the spectacular, unobstructed infinity views over Bali. In front of this main pavilion you can also see Villa Infinity Bali’s 40 meter excelling pool. The present music sound installation offers a finishing touch. The mountainside retreat located at the edge of the Palasari Irrigation Dam, near The West Bali National Park, only 90 kilometers, or 55 miles drive from Ngurah Rai international airport.
